Membership Options
The Slippery Rock Campground Association (SRCA) is a non-profit organization run by the campground's members. When you buy in to SRCA, you're not buying real estate. You're purchasing a membership in the Association as well as the privilege to park on a certain lot. The Association owns the land, but you can make improvements to it as long as you follow the Association's rules, and you can use it as long as you pay the annual maintenance fee. The members gain the following advantages because of this format.

You have exclusive use of a selected lot.

You have access to all facilities and activities in the campground.

As a member, you have voting privileges and can serve on the Board of Directors.

Since you don't own land, you do not pay property taxes.

All utilities, water, sewer and electric are provided at no extra charge.

All maintenance issues regarding the utilities and common facilities are the responsibility of the Association.

The membership maintains its value and can be sold at a future time.

There are three membership scenarios; buy a trailer/membership/lot from a member, buy a membership/lot from a member or buy a membership/lot from the association.
Purchase a trailer, membership, or land from a member: You buy the trailer and membership/lot from a member in this scenario. You and the member directly discuss the price of the trailer and membership/lot. Remember that, while you will not own the property, you will be negotiating for its usage as well as all of the facilities that the present owner has added, such as a shed, gravel, awning, and so on. Three things will happen after the sale is finalized. First, because the trailer (even a park type) is regarded a vehicle, ownership and title will be transferred notarized. Remember that this component will need the payment of sales tax. Second, the member will receive the entire stipulated price. Third, the member's membership certificate will be transferred to you. A transfer fee must be paid to SRCA in order to do so.
Purchase a membership/lot from a member: In this case, the membership/lot is purchased from a member. You and the member directly negotiate the price of the membership/lot. Remember that, while you will not own the land, you will be negotiating for its usage as well as all of the amenities that the present owner has added, such as a shed, patio, gravel, and so on. When the sale is finalized, two things will happen. To begin, the member will receive the entire stipulated sum. Second, the member's membership certificate will be transferred to you. A transfer fee must be paid to SRCA in order to do so.
Purchase a membership/lot from the association: In this case, the membership/lot is purchased from the association. The Board of Directors determines the price of the membership/lot. Remember that, even though you will not own the land, you will be negotiating for its use and all of its amenities, such as a shed, patio, gravel, and so on. The money will be paid to the association in full once the sale has been agreed upon, and a membership certificate will be given. In this case, there is no transfer cost.

If a membership/lot is purchased directly from the association, the association offers a payment plan that includes an initial down payment of $4,000, and monthly payments of $262.50 for 32 months. It is referred to as the Zip Plan and has a total cost of $12,400.
